Sun City is one of Southern California's original master-planned retirement communities, built by Del Webb between 1962 and 1981. Today its 4,762 residences house an active community of nearly 27,000 residents within the City of Menifee. But homes that are 45 to 64 years old come with electrical systems that were never designed for the demands of modern life.
Power Man Electric understands the unique needs of Sun City homeowners. Our electricians have extensive experience working in the community's ranch-style homes, addressing aging panels, degraded wiring insulation, and the lack of modern safety protections. We offer senior and veteran discounts, clear upfront pricing, and respectful service that treats every home with care.
Sun City was one of the first age-restricted retirement communities west of the Mississippi, and it set the template that others would follow for decades. Spanning four square miles in what is now the City of Menifee, the community was originally developed by Del Webb -- the same builder behind Sun City, Arizona. Presley Co. later contributed additional phases through the early 1980s, and the Serenade section was added by Marlborough Development Corporation in 1989-1990.
The community features two recreation centers with tennis courts, paddle ball courts, lawn bowling greens, and two swimming pools. A public golf course anchors the south end. Over 40 social clubs and interest groups keep residents active, from bridge and billiards to ceramics and jewelry-making. A commercial center along Bradley Road provides supermarkets, restaurants, and retail shops.
All of this activity happens within homes that are, by modern standards, electrically outdated. The original Del Webb homes were wired for a simpler era: a few ceiling lights, a stove, a refrigerator, perhaps a television. Today, those same circuits power air conditioning systems, multiple televisions, computers, medical devices, and kitchen appliances that did not exist when the homes were built. The gap between what the wiring was designed to do and what it is being asked to do is where electrical problems -- and hazards -- begin.
Many Sun City homes still have their original electrical panels from the 1960s and 1970s. Some may contain Federal Pacific Stab-Lok or Zinsco panels, both of which have documented failure rates and are considered fire hazards by electrical safety experts. Even panels that were reliable in their era have simply exceeded their useful lifespan after 50+ years of service. A modern 200-amp panel replacement is the single most impactful safety upgrade for any Sun City home.
Falls are the leading cause of injury among older adults, and inadequate lighting is a major contributing factor. Many Sun City homes have minimal hallway lighting, dark bathrooms, and unlit exterior pathways. Power Man Electric installs motion-sensor lighting, illuminated switches, under-cabinet task lighting, and pathway lights that help residents navigate their homes safely at any hour.
Homes built before the mid-1970s typically lack Ground Fault Circuit Interrupter (GFCI) outlets in kitchens and bathrooms, and none of Sun City's original homes have Arc Fault Circuit Interrupter (AFCI) breakers, which have been required by code since 1999. These devices prevent electrocution and electrical fires, respectively. Retrofitting them into existing homes is straightforward and highly recommended.
Replace outdated 60s/70s-era panels -- including Federal Pacific and Zinsco -- with modern 200-amp service. Full permitting and inspection coordination with the City of Menifee.
Motion-sensor hallway lights, illuminated rocker switches, under-cabinet kitchen lighting, and lighted pathway solutions designed to prevent falls and improve visibility.
Install ground-fault and arc-fault protection throughout your home. Essential safety upgrades for kitchens, bathrooms, bedrooms, and laundry areas in older Sun City homes.
Protect sensitive electronics, medical equipment, and appliances from power surges with a whole-house surge protector installed at your main panel.
Ceiling fans improve air circulation and reduce cooling costs. We install fans with remote controls for easy operation and ensure proper electrical box support.
Comprehensive home electrical inspections for insurance, resale, or peace of mind. We assess panels, wiring condition, grounding, outlet safety, and smoke detector compliance.
"I've lived in Sun City since 1998 and the original panel was still in place. Power Man Electric replaced it with a new 200-amp panel and added GFCI outlets in my kitchen and bathrooms. The electrician was patient, explained everything clearly, and even installed a motion light in my hallway. Wonderful experience."

"After my husband passed, I needed someone I could trust to handle the electrical issues in our 1974 Sun City home. Power Man Electric was recommended by a neighbor. They fixed flickering lights, replaced worn outlets, and installed brighter lighting in the garage. They treated me and my home with great respect. Senior discount was a nice touch."
